By proceeding, you acknowledge and agree to the following:

  • The report provides an assessment of whether a granny flat or secondary dwelling may be possible on the nominated property, based on the information available at the time of assessment.

  • Outcomes may be approved or not approved, and the fee applies regardless of the outcome.

  • Where approval is not possible, the report will outline the reasons why and, where possible, alternative options.

  • The report includes guidance only on dwelling types and council or certification pathways and does not constitute legal, planning, or building advice.

  • Final approval outcomes are subject to site‑specific conditions, council requirements, and/or private certifier assessment.

  • Responsibility for engaging certifiers, engineers, builders, and obtaining final approvals remains with the property owner.

  • Fees are non‑refundable once the assessment has commenced.
